Generally, we can provide a full set of drawings for most commercial projects under 10,000 sq. ft. This would include the floor plan, structural, electrical, plumbing, and elevations. Usually, there are additional detail drawings that are required, and they can be furnished as well. We are NOT a licensed architect or engineer, so we have to work in conjunction with an architectural firm and/or engineer for the required approval and stamping. However, you'll find our fees are considerably below what most architects charge, and you usually have drawings in half the time!
NOTE: Foundation drawings can be done when a Soils Engineer's report is furnished. A structural engineer must approve and stamp the foundation drawings.
Commercial and retail projects have included: small office buildings, doctor's offices, veterinary clinics, churches, small schools, retail strip centers, book stores, vido stores, drug stores, martial arts school, various municipal buildings, and even a remodel on a city jail. Some of the projects were "all-inclusive," while some were a fairly minor involvement. Most, though, included at least mechanical (HVAC), electrical, plumbing, and COMcheck Energy Envelope compliance.
Most larger Heating and Air Conditioning contractors work on some projects that are government-related (this would include schools, city halls, fire stations, and various other municipal buildings). Generally, those projects require the contractor to furnish "shop drawings," or more detailed drawings than what the architect provides. These drawings include much more detailed duct layouts, accurate and precise as to size and layout. And, they usually include elevation notes for ALL ductwork throughout the building (elevations of both the top and bottom of the ductwork, in relatio to the floor elevation). We've been producing shop drawings for the past three years, considerably faster and considerably cheaper than what the architects provided! This included some schools with as many as 200 rooftop units. And, our contractors have been very happy with the results.
In recent years, we've done a number of things to help out clients -- things out of the realm of "normal" drafting. We've already mentioned the COMcheck Energy Envelope compliance. We've also done the Texas Accessibility Standards compliance reports, including follow-through after project completion (we have a 36-year-old quadriplegic daughter, so we are especially concerned with ADA and TAS requirements and compliance, and we try hard to stay on top of those regulations).Additionally, we've done some "as built" drawings, changes and corrections to templates and libraries, redlining, and drawing file updating and maintenance.
