Generally, if you are able to provide a good basic idea of what you want, we can supply a preliminary set of plans within two weeks. We would sit down to review that set with you, make any changes or corrections needed, and furnish a final set within another week to 10 days.
Standard plans include your floor plan, with appropriate dimensions, notes, etc., full elevations from all four sides, the electrical plan and the roof plan.
Some contractors will require additional detail drawings, such as a roof framing plan, cabinet plan with details, plumbing plan, and perhaps specific detailed plans on some specialty work. These can all be produced and, of course would add a little to the time and costs involved.
NOTE: Foundation drawings can be done if a Soils Engineer's report is furnished. We will work in conjunction with a structural engineer to develop, review and stamp the drawings.
You will have the necessary drawings to develop a good materials list, if you want to do that yourself, or your contractor would be able to do this. Or, if you'd like, we will also generate a detailed materials list for your use.
We actually "specialize" in trying to provide our clients with the most up-to-date information possible concerning energy efficient constructrion. In addition, we make every effort to keep you abreast of the latest trends and products available for your new home. We subscribe to a number of the best trade publications so that we're able to suggest and recommend the "latest and greatest."
That depends on your location. Many smaller towns and cities have very few adopted codes and ordinances. Some have adopted fairly stringent requirements. And, if you live in a rural area, you may not have anyone looking over your shoulder. We are aleady familiar with many of the local codes followed in East Texas, and your design will fit those codes, or we'll make the necessary corrections. Additionally, our designs fall within the guidelines of the 2003 International Residential Code, adopted in recent years by most cities and states.
Besides house plans, we also offer several services that could be very helpful during your new home-building experience. We want to help make your investment both rewarding and fun. For instance, we furnish a detailed list of all the things that you'll have to pick out and decide on during the process -- it's a lot more than just paint and brick and light fixtures! We'll also provide you with some ideas that you will need to be sure you cover with your contractor -- things that could save you a lot of headache and heartache in the long run.
Some cities require compliance with the U. S. Department of Energy's residential energy "regulations." We can provide not only the recommendations to meet those requirements, but the REScheck compliance report you'll need.
